In coordination with the Community Manager and Service Manager, the Make-Ready team member’s primary responsibility is to ensure that all vacated apartments are thoroughly restored to “market ready” status in a timely manner and according to the Community Manager’s timetable.

Essential Job Functions

• Inspect vacated apartments and complete checklists in regard to make-ready. Inform Service Manager and Community Manager of needed services and repairs.
• Routinely perform the following duties in order to restore apartment to “market ready” status:
1. Checks all lights and replaces as necessary.
2. Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
3. Checks appliances and informs Service Manager of problems.
4. Assists in changing or removing appliances from apartment.
5. Makes keys when necessary.
6. Checks faucets, sink plugs and repairs/replaces as necessary. Replaces washers when needed. Performs exterior repairs to sinks, bathtubs, etc., when warranted.
7. Assists with painting duties when requested. Transfers paint from storage areas to apartments when painting is scheduled. Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
8. Inspects bathroom tiles, performs minor repairs/replacements.
9. Changes A/C filters.
10. Operates carpet cleaning equipment to clean carpet.
11. Lends assistance during trash-out of apartment, e.g., moves heavy/bulky items to dumpster.

Eligibility Requirements

• High School diploma or equivalent, technical school preferred but not required
• Possess the desire to grow, learn and serve the residents and customers
• Valid Driver’s License required
• Pre-employment drug testing and background investigation required
Service Technician

The Service Technician assists the Community Manager and Service Manager in ensuring that the physical aspects of the Community meet the Company’s established standards for safety, appearance and operation within the budgeted financial goals. The Service Technician assists in preparing inventory of “ready” apartments to support the community’s marketing and leasing efforts, scheduling contractors or assist in completing the turn process, and inspecting ready apartments for move-in quality. The Service Technician is responsible for complying with the Company’s and the Community’s operating and safety policies and procedures and adhering to Federal, State and Local laws pertaining to the operation of the Community. This position is also responsible for complying with all State, Federal and/or Local Fair Housing laws.

Essential Job Functions

• Diagnoses and performs minor or routine maintenance or repair involving the following as directed by the Community Manager or Service Manager:
1. Electrical and plumbing (including water lines), A/C and heating systems, boiler, gas and electric.
2. Appliances (when applicable).
3. Stairs, gates, fences, patios, railings, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, tile, carpet, flooring.
4. Door locks, P. O. boxes and locks, security systems (where applicable).
5. Pool areas, tile, hot tub/spa, pool furniture.
6. Vacant unit “trash-out”
7. Inspect vacated apartments and complete make-ready checklist as assigned. Inform supervisor of needed services and repairs
8. Inspect exterior of the property as assigned. Perform building and common area upkeep on a daily basis in accordance with company standards. Assist in keeping grounds neat and free of litter.
9. Perform effective emergency maintenance (after hours) as required.
10. Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary.
11. Identify all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepared maps indicating same.
12. Perform any additional duties as assigned

Eligibility Requirements

• Position requires at least three years of experience in property maintenance
• Knowledge of all aspects of maintenance repair and service, HVAC Certification I and II; EPO Certified
• Certified Apartment Maintenance Technician (CAMT) desired
• High School graduate; technical school preferred but not required
