Technology Implementation
Winthrop Management uses a variety of technologies to maximize the return on investment for the properties we manage. This includes staffing our managers, engineers and executives with wireless devices linked to our property management system, Workspeed. This web-based system automates our tenant work orders, automatically bills tenants, manages our vendors and provides a platform to view upcoming preventative maintenance. Further we utilize paperless billing with avidXchange for all of our vendors to maximize our productivity and allow us to focus on tenant and owner interactions. Our accounting platform uses MRI which is fully integrated with our work order, preventative maintenance and our payables systems. Also, Winthrop Management uses ARGUS, the commercial real estate industry standard, for managing a property’s net operating income. With our MRI integration, our detailed and complete programs provide for a variety of highly efficient functions including rent roll and operating expenses with projections as well as full capital and IT projects and debt service analysis.
